Terms and Conditions
RESERVATION DEPOSIT – a deposit of $300USD is required to confirm any reservation. The balance of the total reservation amount is due and will be charged to the Guest, 30 days prior to the arrival date. All payments made are NON-REFUNDABLE. Reservations longer than 30 days require 50% of payment 90 days prior to arrival and is NON-REFUNDABLE and balance due 30 days prior to arrival and is NON-REFUNDABLE.
HOLIDAY RESERVATIONS - reservations occurring between December 15 and January 10 of any year, require full payment to confirm and all monies are NON-REFUNDABLE.
SECURITY DEPOSIT REQUIREMENT – A $500 USD security deposit will be charged 3 days prior to arrival and refunded 3 days after departure on the same credit card if the Guest has fulfilled the terms of the contract. If there is a breach of contract by the guest, the full security deposit will not be refunded, and the Guest is responsible for any additional charges above and beyond the $500 security deposit and as such will be charged to the credit card on file. A breach of contract is defined as but not limited to:
*Damage to the property or the contents of the property. Guest is financially and legally responsible for all damage to the property.
*Exceeding the maximum occupancy as stipulated in the reservation contract.
*Violating the building or homeowner association rules.
*Smoking inside the property.
*Pets on property.
*Parties or gathering of excessive amount of people.
*Illegal or immoral acts
*Maintaining hazardous, poisonous, corrosive or flammable substances.
SUBSTITUTION – Guest acknowledges and understands that should the property become unavailable for any reason during the Guest’s agreed upon occupancy, BRIC Reserves the right to relocate the Guest to the best available and comparable property or Guest has the right for a full 100% refund of all monies paid if an agreement can not be reached between the Guest and BRIC.
LIABILITY AND INTENT –Neither BRIC nor the owner of the property shall be responsible for any accidents or injuries to Guest before, during or after occupancy. BRIC, it’s owners and agents are not responsible for theft, lost or stolen items.
